Checklist
When conducting an inspection on a rental property it is important to draw up a checklist to ensure that it is the right one for you. Here is an example of a checklist:
Arranging a Lease
- Determine the size of home that you need and your budget for weekly rent. Locate appropriate properties then attend open houses
- Once you have found a desirable home, obtain a residential tenancy agreement from the agent. This document outlines the rights and responsibilities that tenants and landlord must follow.
- Complete condition report. This details the condition of the property before the tenant moves in
- You may be asked to pay a reservation fee (usually one weeks rent) while your application is being considered
- Sign the lease after reading it thoroughly
- Pay a bond (usually 4 weeks of rent). The bond is used to cover the landlord for any damages or repairs if you leave the property in an unsatisfactory condition, failed to pay rent or fail to give notice of vacation. If there are no issues the bond will be returned.
- Start paying rent
- Take possession of the premise and move in all of your belongings
